Pine Creek Ranch Environmental Assessment open for public comment until January 10th
McCall, Idaho – In June of 2021, the McCall City Council adopted Resolution 21-25, designating parcels RPM00000150605 and RP18N03E154641, owned by Pine Creek Ranch, LLC, as Areas of Critical Concern. These properties, located east of McCall within the Area of City Impact, total 158 acres and were identified for potential single-family residential development. Chapter 7 of the Subdivision Code outlines Special Subdivision Development Standards, including Section 9.7.08, which allows the City Council to designate Areas of Critical Concern and require an environmental assessment.
The purpose of the environmental assessment is to comprehensively analyze the natural and built environments of the site, balancing private development interests with public interests. This assessment establishes a baseline for future development applications and guides the city's review process. On December 13, 2024, the City of McCall received the completed Environmental Assessment for the designated parcels from the Pine Creek Ranch Development Team. This assessment is a critical resource to inform the applicant's future land use application.
